The ideal candidate has deep experience in construction accounting (job costing) and real estate metrics (pro-formas, NOI, ROI).

Core Responsibilities

  • Bookkeeping & Financial Accounting:
    • Manage all day-to-day accounting operations, including Accounts Payable (AP), Accounts Receivable (AR), and general ledger maintenance.
    • Execute month-end and year-end closing processes, including bank and credit card reconciliations across multiple property and project entities.
    • Process payroll and ensure compliance with local, state, and federal tax filings.
    • Maintain accurate records for multiple LLCs and joint ventures.
  • Construction & Project Accounting (Job Costing):
    • Track and allocate project costs against budgets for commercial construction projects.
    • Manage subcontractor compliance, including tracking lien waivers, W-9s, and insurance certificates.
    • Review and process draw requests, pay applications (AIA forms G702/G703), and change orders.
  • Financial Analysis & Real Estate Strategy:
    • Develop and maintain real estate investment pro-formas and financial models to evaluate new acquisition opportunities.
    • Analyze portfolio performance, tracking key metrics such as Net Operating Income (NOI), Cap Rates, Cash-on-Cash return, and Internal Rate of Return (IRR).
    • Generate comprehensive weekly and monthly cash flow forecasts for active construction builds and stabilized properties.
    • Prepare financial packages, budget-to-actual variance reports, and presentations for leadership and external lenders.

Qualifications & Skills

  • Education: Bachelor’s degree in Accounting, Finance, or a related field preferred.
  • Experience: 3–5+ years of experience in bookkeeping and financial analysis, specifically within construction or real estate investment.
  • Software Proficiency: Advanced knowledge of construction accounting software (e.g., QuickBooks Desktop/Online, Sage 100/300, Procore, or Yardi) and expert-level Microsoft Excel skills (VLOOKUPs, Pivot Tables, financial modeling).
  • Industry Knowledge: Deep understanding of construction job costing, AIA billing procedures, multi-entity accounting, and real estate finance principles.
  • Attributes: Strong analytical mindset, exceptional attention to detail, and the ability to work independently in a fast-paced entrepreneurial environment.
